BWA Architecture was selected to assist with renovations of a 100 one-bedroom unit, high-rise building for elderly / disabled residents under the HUD RAD program. The goals for the project were to improve the livability, comfort, and energy efficiency of the building. Residents comfort were improved by providing a new air-sourced heat pump system (heating and cooling).

In addition to kitchens, baths and common area upgrades, universal design concepts, to the extent feasible, were incorporated into the design documents. The design included pull-down shelves and adjustable breakfast bar at the kitchens with additional blocking installed at all bathrooms to allow for the install of future grab bars. Since the building was partially occupied throughout construction, BHA elected to proceed with the work under Chapter 149A Construction Manager at Risk. BWA has found this process invaluable during construction documents process. BHA negotiated a Guaranteed Maximum Price agreement with the Construction Manager that was within its budget.
